The seller is a pension fund advised by Stamford, CT-based GE Capital. Hayman refused to identify the fund.

The nine-story, 125,603-sf building at 3379 Peachtree Road NE was completed in 1979. A Morton's steakhouse is on the ground floor.

Sanford Aaron, Hayman's vice president of business development, tells GlobeSt.com Peachtree Lenox is 86% leased. He says Hayman may build a condominium on the building's rooftop parking deck.

"There's a moratorium on expansion in Buckhead," Aaron says, "but we are exploring ways in which we might be able to add this component to the building."

Hayman once had a large holding of office and apartment buildings in Atlanta, but exited this market in the early 1990s. Aaron tells GlobeSt.com, "We're very eager to come back, and we're looking for retail and multifamily properties there."
