ST. CLAIR SHORES, MI-The city is considering the site plan for a $500-million mixed-use development along Lake St. Clair. The site plan was recently submitted by Jefferson Beach Properties, a company headed by principals Paul Henderson and Guy Rizzo.
De Stefano and Partners of Chicago is providing site planning and architectural services.
The project includes 900 condominiums in a 33-story high rise, as well as retail and office uses, to go on a 50-acre parcel on the lake between Nine Mile and 10 Mile roads. Part of the property includes a boat storage facility.
Henderson says his company is setting up an on-site marketing office for the high-rise residences next month.
The first phase of the project includes 257 residences, ranging from 1,600 sf to more than 3,700 sf. Penthouse residences start from 4,000-sf.
“By word of mouth alone, we've already compiled a lengthy sales reservation list due largely to the fact that the project offers a lifestyle that currently doesn't exist in the area,” Henderson claims.
The high-rise towers over retail space and a clubhouse. It will also feature street-level shops, services and dining, as well as parking for residents and visitors.
The marina, Jefferson Beach, will remain open to the public, with planned enhancements to include replacement of older dockage facilities and modern amenities.
“The development stands in the heart of the community's Nautical Mile, which for years has been one of the area's most popular recreational destinations,” Henderson says. “There's just nothing like this.”
The city of more than 61,000 residents needs tax revenue. The Macomb County community of more than 11 square miles is more than 93% residential property, and is facing severe budget deficits.
The new development will also include walking and bicycle paths and a park near the shore.
