AURORA, CO–Miller Weingarten Realty LLC, which is based in Englewood, CO, and is one of the largest retail developers in the area, is working on a plan to raze and redevelop the 34-year-old Buckingham Square, which sits on 60-acres at South Havana Street and East Mississippi Avenue. The 980,000-sf center already lost Montgomery Ward when it closed in 2001, and next year it will lose two other anchors, Dillard's and Mervyns. Things would be even worse, but a Target opened on the site in 2002 and is expected to be part of a redevelopment.

Plans are yet to be completed, but like so many other large centers underway or planned in the Denver area, Buckingham likely will have a residential component when redeveloped, as well as a mix of retailers. The redevelopment is likely to be a public-private partnership with the City of Aurora, although Aurora has yet to commit funds for it.

Earlier, Miller Weingarten developed the Aurora City Center at Interstate 225 and Alameda Avenue. Tenants in the 550,000-sf development include SuperTarget, Barnes & Noble, Linens 'n Things, Petsmart, CompUSA, Pier 1, David's Bridal, Ross, Skechers, and Sportsman's Warehouse. Miller Weingarten also developed the critically acclaimed Town Center at the former Lowry Air Force Base.
