Under property entitlements established by the city, the development will include more than 1,000 residential units, a 150-room hotel and a 40,000-sf civic center. A 5.4-acre portion of the site will be used by the city for a new city hall.

Pembroke Pines city manager Charlie Dodge tells GlobeSt.com that the community acquired the land where the development will be located because it wanted to control the property. A master plan has been developed for the site. Under the RFP process, the developer would acquire the land, which is being offered without an asking price to allow the market to set the price. City officials did not say how much money the city expects to raise from the sale. Holliday Fenoglio Fowler and Stiles Realty are marketing the property on behalf of the city. Proposals are being accepted until Oct. 30.

Dodge says the city anticipates that construction on the project, which would require site plan approval and a building permit, will begin in mid-2008. The city is now preparing the land by clearing, demucking, filling, creating lakes and installing the water, sewer and drainage. Work on the roads, pavers, landscaping and fountains will begin in the coming months.
