DURHAM, NC-Local developer Scientific Properties is finishing the land-purchasing process for its $155-million Heritage Square mixed-use project and is looking for an additional developer to help it with its retail portion. Management has hired real estate services firm Jones Lang LaSalle in its search for assistance on the project's 325,000-sf retail-entertainment component.
Management expects to close on the 9.6-acre Heritage Square site, at Fayetteville Road and Lakewood Avenue, Oct. 15 to make way for the development, which totals 780,000 sf. The project, to break ground in the spring, will also feature 235,000 sf of offices and 220,000 sf of rental and for-sale residential units.
The development is in the Hayti section of the city, near the Durham Bulls' minor league baseball park and the Durham Performing Arts Center. Heritage Square, which is scheduled for completion in late 2009, will feature destination and neighborhood retail outlets.
Scientific Properties has developed the Triangle Biotechnology center here, as well as other projects around the area. Management says it has a development pipeline of 2.5-million sf.
JLL's capital markets team is working on the effort. This team, instead of the Chicago-based firm's retail group, is working on the deal because Scientific Properties is looking for a partner to take a minority stake in the project as well.
