PANORAMA CITY, CA-A former auto plant for General Motors has a new function--warehouse and showroom for Living Spaces Furniture. The $20-million site takes over for what was once part of the automaker's largest plant on the West Coast.

The site is Living Spaces Furniture's first in the San Fernando Valley and will join its headquarters in La Mirada and a large site in Rancho Cucamonga. For the new building, Living Spaces will raze the 100,000-sf former GM building and put up an 85,000-sf warehouse in its place. The company plans to employ 300 at the site.

According to Don Wade, senior estimator with Oltmans Construction Co., the firm building the property, the tilt-up structure will include a 38-foot clearance and will also include showroom space that will bring the project to 105,000 sf.

In addition, Wade adds that the site will feature green components, including a groundwater regeneration system, a single-ply roof featuring 3 1/2 inches of insulation and an energy efficient HVAC system.

The Living Spaces project is the last piece of the former GM site, which closed in 1992, to get an overhaul. GM once controlled 68 acres in the area. Last year, Voit Development Co. and Selleck Development Group started work on a 335,000-sf industrial center that included 35,000 sf of speculative space in addition to 300,000 sf of build-to-suit facilities for bedding manufacturer Veratex and home accessories marketer Zodax.

That 15-acre site is part of a 26-acre parcel next to the Plant, a 1.2-million-sf industrial, retail and entertainment center that Voit and Selleck developed in a joint venture in 2000.
