The center will be located near the intersection of US Route 13 and Leipsic Road. Groundbreaking is expected to begin early next year, with delivery scheduled for mid-2009.

Devin Corini, an agent with KLNB Retail tells GlobeSt.com that this is the only ground up development in the area, and thus has attracted an unusually large number of junior anchors before groundbreaking. Leases are currently being negotiated with a number of anchor tenants including Dick's Sporting Goods, Bed Bath & Beyond, Ross Dress for Less and Petco. The Christmas Tree Shops, Famous Footwear and Chick Fil-A have already inked deals for space in the center.

Asking rates for shop space are in the high $20s to low $30s per sf. For anchors, asking rates are in the mid to high teens, he says. Corini, along with Kevin Barrett and Bo Valdes, is overseeing leasing efforts for the 25-acre project. There is about 30,000 sf of space remaining for shops and restaurant tenants, Corini adds, including an opportunity for a restaurant on a free-standing pad site overlooking US 13.
