DAVIE, FL-REMS Group has broken ground on the first phase of the $80-million 595 Corporate Park of Commerce located along Interstate 595 just west of Nob Hill Road. The 42-acre project calls for 18 buildings, totaling 523,000 sf, which will be developed in three phases.
Hallandale, FL-based REMS' development site is located midway between Interstates 75 and 95 and close to the Florida Turnpike. The first phase will contain eight buildings with a total of 220,000 of office, industrial, retail and flex space. One two-story building will have about 17,000 sf of office space on the top floor for professional tenants like lawyers and accountants and hybrid space on the ground floor for retail and warehouse tenants. There also will be five flex buildings and two dock-high warehouses.
REMS Group partner Robert Lechter tells GlobeSt.com that site work began a few months ago on the project. The first phase is expected to be completed in six to eight months.
About 60% of the space in the first phase has been sold. “As soon as we get to 85% sold, we'll break ground on the second phase,” Lechter says. “We have to stagger the phases because the project is so large.”
The project was designed by Doral, FL-based Cabrera Ramos Architects with Itasca Construction Associates of Boca Raton, FL as the general contractor. St. Paul-based American Engineering is the site work contractor.
The project will have four different types of space: office suites ranging from 1,500 to more than 15,000 sf, retail/showroom space ranging from 3,000 sf, warehouse/office flex space starting from 1,700 to more than 4,000 sf and dock-high warehouse/office modules ranging from 3,500 to more than 9,000 sf. Prices range from $300,000 to more than $1 million.
Lechter says the space is attracting a variety of “clean” businesses like engineers and photography studios. “Davie has strict guidelines on what types of businesses can operate there,” he says.
