WASHINGTON, DC—Reed Smith LLP is renewing its space at One Franklin Square, Hines' 12-story, 599,217-square-foot office complex at 1301 K St., NW. The law firm's new lease for 79,692 square feet will begin in 2016. JLL's Greg McCavera and Philip Leibow were Reed Smith's tenant representative in the deal, which consolidates the law firm's footprint in the building onto the top floors.

Under the deal, it will leave the 7th floor to occupy 10th floor and, along with its existing offices on 11 and 12, occupy the top three floors of the complex's East Tower through the end of 2027.

As part of the renewal, Reed Smith will build out all three floors. There will be floor-to-ceiling glass fronts for offices and conference rooms, and an open floor plan for administrative workspaces. There will also be conference rooms with video conferencing capabilities, private guest workspaces, storage areas, and food service facilities.

As for Hines it has promised to make its own upgrades as part of the renewal, including refurbishing the building's elevators, creating an internal connection to the restaurant space from the lobby, and installing automated security turnstiles.

ORBCOMM Inc. is relocating relocated to a newly renovated facility at Loudoun Gateway, which is close to its current location in Dulles, VA.

It is leasing more than 27,000 square feet at 22970 Indian Creek Dr. Kane Construction managed the facility construction of the company's new Innovation Center.

Associated Insurance Management is taking 19,426-square-feet at 1300 Spring St. in Silver Spring, MD. Cresa Washington DC's Gene Sachs and Matthew Ward represented AIM in its relocation.
