BOSTON—The Peebles Corp. reports it has been selected to develop Turnpike Air Rights Parcel 13, where it plans to build a mixed-use development called “The Viola Back Bay.”

Parcel 13 encompasses approximately 54,500 square feet of air rights over the Massachusetts Turnpike and portions of the MBTA Green Line tunnel across the street from the Hynes Convention Center. The proposal, valued at $330 million, was one of three submitted in response to an RFP issued by the Massachusetts Department of Transportation and the Massachusetts Bay Transportation Authority last November. Peebles maintains headquarters operations in New York City and Miami.

Together with Handel Architects of New York City, and Boston-based urban design think-tank, Utile Inc., Peebles is proposing a 390,000-square-foot mixed-use development at the site. Peebles states that the team is dedicated to providing maximum air rights coverage to link the Back Bay and Fenway neighborhoods, while demonstrating commitment to the principles set forth in the "Civic Vision for Turnpike Air Rights in Boston" publication.

The mixed-use plan calls for a 156-key boutique hotel, 88 condominiums with unobstructed views of the Charles River, 85 class-A residential apartments, 20,000 square feet of retail space and 138 on-site parking spaces.

As required by the RFP, a new state-of-the-art, universally accessible Hynes Station will be integrated into the Viola's ground floor with a new entrance off Boylston Avenue. HDR, Inc., an architecture and engineering specializing in transit projects firm, will work with the team as the station designer.
