IRVINE—Shopoff Realty Investments has sold 16.1 acres of land entitled for 124 two-story townhomes in the Northern San Diego County suburb of Vista, CA, to a residential developer. The land, known by local residents as Delpy's Corner, is currently vacant. Shopoff partnered closely with Vista city officials to create a zoning plan that would benefit area residents and help ease a lack of housing inventory in the local community. The company worked through the entitlement process, navigating the engineering hurdles of a hillside development, while also garnering community approval.
SOUTHERN CALIFORNIA— Walker & Dunlop announced that it recently closed a portfolio of four refinance loans on behalf of Douglas Emmett. Approximately 90% of the total loan amount, or close to half a billion dollars, qualified for Fannie Mae's Delegated Underwriting and Servicing Green Rewards program, making it the largest transaction to date closed using Fannie Mae's Green Rewards. Walker & Dunlop Managing Director, Allan Edelson, led the team that structured and closed the loans in the second quarter of 2017 with an all-in rate of under 3.2%. The interest-only loans are backed by four Class-A apartment properties located in Los Angeles and Santa Monica, California.
LOS ANGELES—Primary Color Systems has signed an 187,481 square-foot, 10-year industrial lease at a corporate headquarters facility in Cypress, Orange County. CBRE's Nick Spatafore represented the tenant, together with Wade Tift of Jones Lang LaSalle Inc. Rick Ellison of Cushman & Wakefield represented the landlord, Cypress Distribution Center, Inc. The property, located at 11130 Holder Street, is a high-image light-manufacturing building, formerly occupied by Van's, Inc. It's situated in one of the region's prime locations to efficiently service clients in both the Los Angeles and Orange County markets. This latest lease serves as an expansion and consolidation of existing facilities in the area. Primary Color Systems is consolidating its Orange County and South Bay operations into this state-of-the-art headquarters facility. The global visual solutions provider had occupied facilities in Costa Mesa, Irvine and El Segundo. The company has sales offices in San Francisco and Atlanta and operations in Hollywood and Shanghai.
INLAND EMPIRE—DAUM Commercial Real Estate Services has brokered two industrial acquisitions in the Inland Empire for a total consideration of over $13.1 million. Chris Migliori, Executive Vice President in DAUM Commercial's Newport Beach office, represented the buyers in both transactions. The two acquisitions include a 68,394 square-foot building in Corona, California, which traded hands between Newport Trading and Excel Business Park for $7.5 million; and a 44, 277 square foot Warehouse in Ontario, which a vitamin manufacturer purchased for $5.6 million.
LOS ANGELES—Holliday Fenoglio Fowler has closed the sale of and secured mezzanine financing for the DoubleTree by Hilton Hotel LAX – El Segundo, a 216-room, compact, full-service hotel proximate to Los Angeles International Airport (LAX) in the Los Angeles-area community of El Segundo, California. HFF marketed the property on behalf of the seller, a joint venture between Argosy Real Estate Partners and Evolution Hospitality. Umbrella Hotel Group purchased the hotel and was assisted in the sourcing, underwriting and loan assumption by Twenty Four Seven Hotels. Additionally, working on behalf of the new owner, HFF arranged a mezzanine loan with Washington Holdings for a term just under seven years to match the existing senior loan. HFF arranged the senior loan for the seller in a previous transaction. Managing directors Tony Malk and Scott Hall led the HFF investment sales team representing the seller.
PALM SPRINGS, CA—Freehold Communities has unveiled plans for Miralon, a 300-acre sustainably designed community argrihood in Palm Springs. The masterplanned community has 1,150 residences. The project's mix of for-sale, single-family and attached residences will feature open floorplans and expansive kitchens. Homes and amenities in the masterplanned community will break ground in Q4, 2017. Freehold Communities has hired Robert Hidey Architects to design the central clubhouse and write the design guidelines, C2 Collaborative Landscape Architecture to repurpose the golf course, and interior designer Moore Ruble Yudell Architects & Planners to design the amenity buildings.
