NORFOLK, VA–A 124,000-square foot Kroger Marketplace will be developed at Dominion Commons shopping center. Kroger Limited Partnership I has purchased 16.7 acres located at Dominion Boulevard and Cedar Road from Chesapeake Development for $8.2 million. S.L. Nusbaum Realty's Tommy Drew represented the buyer in the transaction. This will be 6th Kroger Markeplace in the Hampton Roads region and its second Chesapeake location. Drew has been assisting Kroger with its expansion plans in the area.
HAMPTON, VA–Eastern Union Funding secured acquisition financing for Newmarket South, a three-building, 354,804-square-foot shopping center at the intersection of Mercury Boulevard and Jefferson Ave. , which traded for $11 million. Eastern Union's Marc Tropp, Barry Dollman and Shai Romirowsky also represented the borrowers — Pikesville, Md.-based America's Realty and private equity investors from New York and Florida — in the purchase of the center, which is anchored by Food Lion, Haynes Furniture and The Dump, a discount furniture outlet. Tropp says the new owner plans to make improvements to the building façades and parking lot, as well as lease up the remaining 76,278 square feet in vacancies. Eric Robison, Mike Early, Sharon Ryals-Taylor and Joe Kennedy of Cushman & Wakefield | Thalhimer's Capital Markets Group represented the seller in the transaction.
CLAYMONT, DE–The Galman Group has sold The Edge at Greentree, a 286-unit, 26-building garden-style apartment community here for $31.1 million. A joint venture between two private groups purchased the building, which is 96% leased, free of existing debt. HFF's Mark Thomson and Carl Fiebig represented the seller. The asset had already been marketed once by another broker, according to Thomson. HFF focused on out-of-town equity, selling these investors on the merits of investing in Delaware, he said. The two private groups are based in the Northeast, according to HFF. This sale supports the notion of regional buyers being attracted to value-add product, Fiebig said.
GAITHERSBURG, MD–Transwestern has announced it has brought Principal Real Estate Investors' The Summit at Washingtonian, a 193,199-square-foot building at 9711 Washingtonian Blvd. to fully occupancy Phillip McCarthy, Guy Copperthite and Scott Randolph head the leasing services for the property. It is a notable achievement considering only 39% of Class A buildings in the North Rockville submarket are at full occupancy, McCarthy said in a prepared statement.The transactions that pushed the building over the top included New America Financial, whcih expanded by 2,745 square feet to a total of 11,007 square feet, Synchrogenix, which leased 2,406 square fee and The Goldberg Group, which took 1,589 square feet. Anchor tenants include Target, Kohl's, Dick's Sporting Goods, Barnes & Noble, Starbucks, Uncle Julio's, California Pizza Kitchen, Nando's Peri-Peri, Copper Canyon Grill and Potbelly Sandwich Shop.

This time, the Capitol Hill building secured LEED Platinum certification in the recertification effort, he said. 10 G Street also has the distinction of having installed the nation's first urban green roof in the late summer of 2008. Sedum and the labyrinth—small plants that were used for meditation in ancient times and have in seen a resurgence in popularity recently—cover 3,600 square feet of the building's roof.
