400 Minuteman RoadANDOVER, MA—Spear Street Capital's 400 Minuteman Rd. here has been sold to Carter Validus Mission Critical REIT II for $37 million. The two-story, 153,000-square-foot building is 100% leased to Time Warner Cable and The Weather Co. The asset is one of seven buildings that comprise Minuteman Park, a one-million-square-foot, Class A office campus. The NGKF Capital Markets Boston team—led by US head of capital markets Robert Griffin, vice chairman Edward Maher, executive managing director Matthew Pullen and associate director Samantha Hallowell, in conjunction with Newmark Grubb Knight Frank executive managing director Torin Taylor—oversaw the trade on behalf of the seller.

NEW YORK CITY—Addwel has refinanced 201 Edward Curry Ave. in Staten Island with a 201 Edward Curry Ave$15-million, non-recourse loan from Bethpage Federal Credit Union. Eastern Union Funding senior managing director Meir Kessner arranged the financing for the private borrower, which occupies 40% of the three-story, 82,528-square-foot, Class A office building.

NEWARK, NJ—Grocer C-Town Supermarket has leased 9,600 square feet of space on 18th Avenue here. The Goldstein Group's EVP Lew Finkelstein and VP C.J. Huter represented the landlord, Aetna Realty, and the tenant in the transaction.

WOONSOCKET, RI—KeyPoint Partners has signed a lease with Planet Fitness for 20,555 square feet of space here at Walnut Hill Plaza, a 298,600-square-foot shopping center on Diamond Hill Road.VP of leasing Don Mace negotiated the transaction for the landlord.

DUMONT, NJ—Dumont Laundry, which is under new management, has extended its lease at 40 West Madison Ave. here. The 9,300-square-foot retail building, owned and managed by Judyville, is at full occupancy. The laundromat recently was purchased by a team of investors who are long-time area residents. Judy Parker, president of Judyville and licensed realtor with Century 21 Concept 100 here, is the landlord and represented both the tenant and new owners in the transaction.

19 w. 24th St.NEW YORK CITY—The Kaufman Organization has signed three new leases at its Madison Square portfolio totaling 28,758 square feet. The transactions bring both buildings, at 119 W. 24th St. and 19 W. 24th St., to 100% occupancy. Kaufman's capital improvements and recent recapitalization at the Madison Square portfolio, in joint venture with China Orient, have boosted leasing at the 352,658-square-foot portfolio.

NEW YORK CITY—Halstead Management Co. was recognized with the “Award of Excellence” at the 22nd Annual Three Hands Grand Ball earlier this month at the Gotham Ballroom in Midtown. The annual award has been given for the past 22 years by a coalition of local building management organizations. Paul Gottsegen, president of Halstead Management, accepted the award alongside Leslie Winkler, who accepted on behalf of Martha Goupit, managing director/EVP of Halstead Management.

CAMBRIDGE, MA—King Street Properties, the largest privately held owner of life science real estate in Greater Boston, has named Robert Albro managing director. He brings more than nine years in real estate investment and management experience to the company. In the newly created role, Albro will oversee asset management, acquisitions, and management of development projects. Prior to joining King Street, he worked at Beacon Capital Partners, where he handled asset management and acquisitions of properties in Boston.

NEW YORK CITY—Cushman & Wakefield has been exclusively retained to sell a fully market-rate development site at 151 Broadway, on behalf of Carlos Perez San Martin of Dome Voyagers. Located between Bedford and Driggs avenues in Williamsburg, Brooklyn, the 9,269-sqaure-foot site is listed at $32 million and is zoned for office, retail, hotel and residential use. The parcel carries additional development rights from four adjacent lots with a capacity for 95,000-buildable-square-feet.
