Early this week in the Southeast, we're seeing promotions, mergers and acquisitions, student housing deals and a significant partnership on the healthcare real estate front. Georgia and Alabama are shining in this report.
BY THE NUMBERS
Atlanta has a long list of major projects requiring skilled workers and contractors—this includes the new Braves stadium and mixed-use development; NCR's new Midtown headquarters building and CODA, the new high-performance computing mixed-use development that will be anchored by Georgia Tech University. High pricing will remain the norm until the volume of construction projects drops off. ATLANTA—Banker's Toolbox, a firm in the Bank Secrecy Act anti-money laundering compliance solutions, has acquired Georgia-based Integra Systems. Integra Systems provides customer due diligence and OFAC scanning solutions to financial institutions, insurance companies, auto dealers, brokerage firms, healthcare providers and more. “We are bullish on the Banker's Toolbox team and growth potential,” says Park Durrett, principal at Accel-KKR, which funds Banker's Toolbox. “This acquisition adds to a strong and growing portfolio of compliance-related solutions provided by Banker's Toolbox and will continue the momentum we have seen the team bring to both their customers and the industry in the last several quarters.”
ATLANTA—Marcus & Millichap announced that Daniel “Sonny” Molloy of the firm's Atlanta office has been named as a senior vice president investments. Previously, Molloy was a first vice president investments. Molloy's core focus is investment advisory services for net-leased and retail shopping centers throughout the Southeastern United States. He is a senior director of M&M's Net Leased Properties Group and has been with the firm since 2003. Molloy has closed in excess of $1 billion in retail transactions during his career.

MCDONOUGH, GA—GBT Realty Corporation is bringing more retail to Atlanta South. The real estate company recently acquired a 7.6-acre site on State Route 20 west of Interstate 75 in McDonough to bring another 71,000 square feet of retail, dining and service amenities to this booming market. GBT acquired the site on February 17 from OTS Capital and Masters Living Trust and expects to begin construction immediately. “GBT is expanding our footprint in Georgia,” explains Jeff Pape, managing director of GBT's shopping center division. “Atlanta South is really gaining traction with national names in retail and dining. Sales figures from those that already call Henry County and the Highway 20 corridor home validate not only the current demand but also the need for more options—particularly in the value retail arena.”
AUBURN, AL—EdR acquired 319 Bragg, a student housing community serving Auburn University. ARA Newmark executive managing director Ryan Lang represented the seller, Barrett Development Group. “The property is an institutional-quality asset tremendously positioned within the market, allowing ownership to pre-lease to 100% twelve months in advance of the upcoming academic year,” says Lang. “We saw unprecedented interest from an array of prospective purchasers across the capital spectrum. Built in 2014, 319 Bragg includes a mix of two, three, four, and five-bedroom floor plans within two blocks of campus. Auburn University's enrollment has grown 16% over the past 10 years and continues to break enrollment records.
FLORENCE, AL—The Shopping Center Group brokered lease deals with two national retailers to Florence, Ala., a dominant secondary market in northwest Alabama. Academy Sports + Outdoors, set to open in May, and PetSmart, which will open this Fall, replace the former Kmart at Florence Square as part of the center's $15.25 million redevelopment, which will be completed later this year. “Florence Square is owned by a joint venture between Triangle Capital Group and Arcadian Cap Group. The group engaged Mobile, AL-based Delaney Property Group as its development partner.

BIRMINGHAM—Proton International and the University of Alabama at Birmingham (UAB) are securing necessary approvals to begin construction this year of a proton therapy. The UAB center, which will be the first in the State, has been approved by an Administrative Law Judge appointed by the Alabama State Health Planning and Development Agency. The two-year construction process is expected to begin this year with an opening planned for 2019. Proton International will build and own the center with UAB physicians providing clinical services and providing the leadership for education and research within the facility. The three-story UAB Proton Center will be built on the Campus of UAB. Planning and pre-treatment will continue to be done at UAB's Hazelrig-Salter Radiation Oncology Center and medical staff will be exclusively from UAB. The center will enroll its patients in national proton therapy registries and will participate in clinical research studies to advance the application of proton therapy and determine best practices.
