Early this week in Florida, we saw submarket action in the commercial real estate sector. From Doral and Dania Beach in the South to Altamonte Springs and Saint Petersburg in the center of the state, secondary markets are hopping.
BY THE NUMBERS
South Florida total nonfarm employment expanded 2.6%, or by a net 67,700 new jobs year over year through January 2017. With nearly every employment sector posting job gains in the last 12 months, the rise in local headcounts outpaced the 1.6% national increase at the same time. The 16,300 additions to the education and health services sector supported the rising headcounts in the Tricounty metropolitan area. (Source: Berkadia).

ATLAMONTE SPRINGS, FL—Emerson International recently closed on three long-term leases for class A office space that totals 10,881 rentable square feet at its developments in Altamonte Springs and Longwood. Zac Starkey, broker associate at Emerson International negotiated all three transactions on behalf of Emerson. VFT Global Corporation, a vacation sales company, leased 3,022 square feet at Altamonte Lakeside Park, 307 Cranes Roost Boulevard. Also at Sanlando, the law firm of Aaronson Austin P.A. completed an expansion lease agreement bringing their total occupied space to 3,310 square feet at the office campus.
DORAL, FL—State Street Realty representing Custom Space has leased 85,000 square feet of industrial space at Doral Logistics Center located at 2900 Northwest 112 Avenue, Doral within the Miami Airport West submarket. Transwestern senior vice president Thomas Kresse represented the landlord, Seagis. State Street realty vice president Frank Trelles represented the Tenant, Custom Space.
MIAMI—NAI Miami's Jeremy Larkin, Taraneh Dugas and Joseph Gallaher negotiated on behalf of their client, Barry Mukamal of Kaplia Mukamal, as receiver for K & R Properties, the sale of a 12,010-square-foot industrial building in the Brownsville neighborhood. The single-story warehouse, located at 7770 Northwest 22 Avenue, was sold to Ameritec Investments for $825,000. The buyer plans a significant renovation and will be occupying the building.
SAINT PETERSBURG, FL—Cushman & Wakefield negotiated the relocation of Spoor Bunch Franz's headquarters to the Glades Building at Baypoint Commerce Center. Senior director Barry Hanerfeld brokered the 17,944-square-foot office lease on behalf of New York-based owner The Feil Organization. Originally developed in 1971, Baypoint Commerce Center is a 15-building, 700,000-square-foot office park. “We've seen user interest increase dramatically at Baypoint Commerce Center in recent years,” says Hanerfeld. “The Feil Organizations' investment in the park, its willingness to work with potential tenants to finalize deals, the park's accessibility to the greater Tampa region and the renaissance of the Saint Petersburg market have all contributed to an increase in demand and occupancy for this revitalized asset.”

DANIA BEACH, FL—Home2 Suites by Hilton's newest property, Home2 Suites by Hilton Ft. Lauderdale Airport-Cruise Port, has opened. Offering 130 suites, the hotel is designed for travelers. Home2 Suites by Hilton Ft. Lauderdale Airport-Cruise Port caters to the booming tourism sector in Greater Fort Lauderdale, which is the area's second-largest industry. Located at 161 Southwest 19th Court, Home2 Suites by Hilton Ft. Lauderdale Airport-Cruise Port offers guests convenient access to Downtown Fort Lauderdale and Hollywood as well as Port Everglades Cruise terminals. The hotel is also located near a variety of shopping and dining options including the Hollywood Broadwalk, Oakwood Plaza, Aventura Mall, and upcoming Dania Pointe, a 102-acre premier shopping and entertainment mecca.
