Expensive coastal cities are coming off about a decade of rapidly rising rents. Years of increases have pushed urban living out of reach for many renters, who may be choosing a longer commute in exchange for cheaper rental payments. Rent affordability is a significant issue for renters across the country, and in many major metros, the share of income needed to pay rent well surpasses 30%. (Source: Zillow)
Suburban rents are outpacing urban rents in Nashville, San Francisco and Seattle, which are all hot housing markets. In Nashville, the cost of an urban rental is up 1.7%, but the cost of a suburban rental is up about 5%. (Source: Zillow)

ATLANTA—To further strengthen its Southeast retail capital markets presence, NGKF Capital Markets added Drew Fleming and Mark Joines as senior managing directors in its Atlanta office. The duo brings nearly 25 years of combined experience in capital markets, investment sales and retail services. Both Fleming and Joines come to NGKF Capital Markets from Cushman & Wakefield, where they served as senior directors. In their roles, Fleming and Joines lead a senior team specializing in retail center sales, particularly grocery-anchored, neighborhood and community shopping center assets as well as big-box, power centers, high-street and multi-tenant properties.
ATLANTA—Cushman & Wakefield hired industry veteran Bob Robers as senior director of the firm's Industrial and Global Supply Chain Solutions groups. Robers will work with both the Tenant Representation and Agency Leasing teams, as well as assist with capital markets. Prior to joining Cushman & Wakefield, Robers was senior vice president at Transwestern, where he focused on brokerage and supply chain consulting. Previously, he was senior vice president at JLL.
ATLANTA—Cushman & Wakefield hired industry veteran Brandon Wallace as senior director to co-lead the company's Healthcare Practice Group in Atlanta alongside George Olmstead, senior director. Wallace will bring his proven strategic relationships and healthcare real estate expertise to this growing practice. The newly expanded team will continue to offer real estate services to healthcare systems, providers and investors. Prior to joining Cushman & Wakefield, Wallace was a First Vice President with CBRE's Healthcare Services Group, where he oversaw all phases of exclusive property listings for investors and owners of medical facilities, as well as acquisition and disposition strategies and market analysis. Previously, Wallace held positions with Meadows & Ohly and Wallace Property Group and has successfully negotiated and executed more than $300 million in real estate transactions.

ATLANTA—John Hancock Real Estate and CRG are developing a 1 million square foot industrial building in the Atlanta suburb of Locust Grove. The building will be available for occupancy in early 2018. “Atlanta's thriving business culture makes it a key component of our real estate acquisition and development strategy,” says Kevin Adolphe, president and CEO of Manulife Real Estate. “The prime location of this new industrial development along with the expertise of our partner, CRG, will give tenants the ideal platform for success.”
ALPHARETTA, GA—Lincoln Property Company Southeast won the leasing assignment for 5865 North Point Parkway, located in Alpharetta, part of the North Fulton submarket of Atlanta. Jeff Henson and George Gwaltney of Lincoln are handling the leasing for owner Rolta International. “With all the growth that has occurred around Alpharetta in recent years, including the opening of the Avalon mixed-use development, North Fulton is at an all-time high as an office destination,” says Henson. “This building is near shops, banks, hotels, restaurants and quality neighborhoods. It's a great location for lease, or an excellent investment.”
ATLANTA—Church's Chicken entered into a multi-year, development deal with Goalz Restaurant Group to develop 20 Church's Chicken restaurants per year in six states. The agreement, which will affect expansion in Florida, Kentucky, Ohio, Colorado, North Carolina and South Carolina, is the largest ever with a single operator,
LOUISVILLE—GJH Baceline Investments acquired two cash flowing, everyday-goods-and-services neighborhood shopping centers totaling more than 100,000 square feet. The firm successfully closed on the Shoppes at San Mateo, a 52,548-square-foot property located in Albuquerque, for $7.12 million, and Shoppes at Forest Green in Louisville for $7 million.
MEMPHIS—Meritage Hospitality Group acquired 57 Wendy's restaurants located in the four states of Arkansas, Missouri, Mississippi and Tennessee. The company's new five-year business plan is to expand its restaurant operations from 250 today to 400 restaurants by 2021.

POOLER, GA—Shepherd Health and Cobalt Seniors broke ground on Shepherd Living at Savannah Quarters and Pooler Physical Therapy near the intersection of Interstate 16 and Pooler Parkway. The 124-resident development is the first in Georgia for the Shepherd and Cobalt partnership, and will span 10 acres with two single-story buildings totaling 86,000 square feet. Pooler Physical Therapy will provide on-site services to Shepherd Living at Savannah Quarters residents, as well as serving the needs of the broader community of all ages.
CARRIERE, MS—RealtyeVest announced today capital raise plans for brand new construction of The Monroe House, an assisted living and memory care facility just outside of Biloxi. The facility sits on 4.4 sprawling acres, less than four miles from the new state-of-the-art Highland Memorial Hospital in Picayune. The Monroe House promises to attract seniors from nearby areas of Louisiana, Alabama and Mississippi. RealtyeVest has opened its online platform and social network to provide accredited investors access to professional-grade real estate.

The 282-unit contemporary masterpiece is located at 2470 Cheshire Bridge Road Northeast, at the intersection of Interstate 85, providing radial reach to Emory/CDC, Buckhead, Midtown, Piedmont Heights, Morningside, Virginia Highlands, and the newly announced CHOA Hospital on North Druid Hills Road.
