Here's a look at the trends, announcements and deals you may have missed at the mid-week point in Texas, New Mexico, Colorado, Oklahoma and Arkansas.
BY THE NUMBERS
DENVER—The second quarter 2017 Savills Studley Denver office market report was recently released with the following highlights: As Denver sales and leasing activity during the last four quarters have failed to meet historical averages–especially the levels attained in 2014 and 2015–tenants have gained leverage for improved concession packages in most submarkets. The Denver region's overall availability rate rose by 40 basis points in second quarter to 17.4%, the class-A availability rate increased by 60 basis points to 20.3% and CBD registered a 70-basis point jump to 22.8% in its class-A rate. The overall average asking rent rose by 1.5% to $26.58 in the second quarter but average class-A rent ticked up by only 0.4%. Conditions are still extremely tight for tenants in LoDo, Downtown Boulder and Cherry Greek, where average asking rents in each submarket outpaced the US Index for second quarter. Firms that are most focused on recruiting younger talent consider space in these locations essential to aggressive hiring goals. The class-A availability rate in suburban Denver ended mid-year at 19.6%, up by 80 basis points year-on-year despite the four largest deals for the region in second quarter taking place in Southeast or Northwest submarkets. With space sitting vacant for an extended period, more owners are beginning to accept the need to adjust asking rent or at least significantly boost concessions.

AUSTIN, TX—Kasita Operations LLC leased 25,505 square feet at Techni Center Business Park located at 5910 Techni Center Dr. The landlord was represented by Ryan Wilson and Matt Fain with ECR and tenant representation by Davis Bass with HPI.
AUSTIN, TX—Volt Information Sciences leased 10,970 rentable square feet at Amber Oaks G, located at 9601 Amberglen Blvd. The landlord was represented by Jason Steinberg and Patrick Ley with ECR and the tenant was represented by Kelly Woodruff and Nate Stricklen with CBRE.
BEDFORD, TX—Marea White renewed 1,653 square feet of medical office space at 2117 Central Dr. Beaux Riley of Coldwell Banker Commercial Advisors DFW represented the landlord, Duvar Family Trust, in the direct deal.
FORT WORTH—Hangover Opportunity Fund sold the 48,898-square-foot Atrium West office building to Illinois-based Aberfeldy Properties Inc. in its ongoing disposition of a 21-property portfolio bought on the value-add market and then primed for resale. Theron Bryant and Joe Hamilton of Coldwell Banker Commercial Advisors DFW represented the seller. Greg Hoffman of Colliers International represented the buyer.
GREENWOOD VILLAGE, CO—CBRE has completed the $10.8 million sale of Republic Park I, a 91,098-square-foot office building located at 9250 E. Costilla Ave. Monica Wiley and Dave Buck with CBRE's Denver office represented the seller, Lakewood, CO-based LNC Investments LLC.
HOUSTON—Lee & Associates–Houston represented ASA Dally in a 6,122-square-foot office lease expansion and extension at 9800 Richmond Ave. Cooper Bagheri of Lee & Associates–Houston represented the tenant and Kristen Rabel of BMS Management represented the landlord.
HOUSTON— Lee & Associates–Houston represented Servient Inc. in a 5,603-square-foot office lease expansion at 15915 Katy Freeway. Travis Taylor of Lee & Associates–Houston represented the tenant and Derek Beck of The Beck Group represented the landlord.
HUTTO, TX—Patriot Detection renewed its 3,050 rentable square feet of industrial space at May C's Business Park, located at 636 W. Front St. The landlord was represented by Lee Ellison and Matt Fain.
LITTLE ROCK, AR—Rowan Properties announces the closing of the 224-unit St. John's Apartments and the 258-unit Spanish Rock Apartments. Pete Hartnett of Rowan Properties represented both the seller, a large Texas-based owner and the purchaser, a Toronto-based investment group, in this transaction. Both properties underwent significant interior/exterior renovations completed prior to the sale. Approximately $500,000 in tax credits were also transferred to the buyer in this transaction. Rowan Properties advised the purchaser on the assumption of these credits and worked diligently with all parties in order to ensure a successful transaction.
OKLAHOMA CITY—NAI Horizon senior vice president Denise Nunez partnered with Kris Wessel, a commercial specialist with NAI Martens, in negotiating the $3.85 million sale of Reno Avenue Self Storage. Nunez and Wessel represented the seller, a regional self-storage owner/operator. Adam Slovis of Slovis & Associates represented the buyer, a limited liability company from Memphis.
SUGAR LAND, TX—Lee & Associates–Houston represented The Noble Group in a 6,148-square-foot office lease, located in Sugar Land Town Square at 2245 Texas Dr. Travis Taylor and Cooper Bagheri of Lee & Associates–Houston represented the tenant and Don Janssen of Planned Community Developers Ltd. represented the landlord.
STAFFORD, TX—Lee & Associates–Houston represented Maxim Silencers in a 54,230-square-foot industrial lease at 10635 Brighton Ln. Jill Nesloney of Lee & Associates–Houston represented the tenant, and Steve Adkisson of Adkisson Brokerage Development Inc. represented the landlord.
TOMBALL, TX—Lee & Associates–Houston represented Persimmon Development Partners Ltd. in a 2,800-square-foot lease at 702 South Persimmon St., suite 3B. Robert Noack of Lee & Associates–Houston represented the landlord and Jennifer Hebert of Housesmith Group LLC represented the tenant, Virgin Technologies Inc.
TOMBALL, TX—Lee & Associates–Houston represented Tejuma Brown Road LLC in the sale of 5 acres at 900 Brown Rd. Justin Tunnell of Lee & Associates–Houston and Jon Sellers of MHW Real Estate Inc. represented the seller and Keith Grothaus of Caldwell Companies represented the buyer, Church of Jesus Christ of Latter-Day Saints.
WICHITA FALLS, TX—United Rentals, a 10,604-square-foot net-leased property located at 6230 Southwest Pkwy., has sold. Built in 1985 on 3.69 acres, United Rentals has occupied the property since 1998 and has recently renewed its lease. Patrick Doherty, David Houston and Scott A. Ryan, investment specialists in Marcus & Millichap's Austin office, had the exclusive listing to market the property on behalf of the seller, a limited liability company. The buyer, an individual/personal trust, was also secured by Doherty, Houston and Ryan.
