MONTGOMERY, AL—Berkadia brokered the sale of the Flournoy 3 Portfolio, a three-property class A portfolio with 983 multifamily units in two states. The Verandas at Mitylene and The Verandas at Taylor Oaks, both 332-unit properties in Montgomery, were built in 2008 and 2009, respectively. The properties were operating at occupancy rates in the 93% to 94% range, and the sale of each represented a re-introduction of institution-quality ownership into the Montgomery market. The Haven at Commons Park, a 319-unit class A property built in 2009 located near Hamilton Place Mall, was also part of the sale. The very stable property was operating with occupancy rates near 95% with an average in-place rent of $1,027 per unit when it sold. David Oakley and David Wilson with Berkadia's Alabama team, in conjunction with Marcus Lyons of Berkadia's Chattanooga team, represented the seller, Flournoy Companies. Flournoy was also the original developer and management company for each property.

BIRMINGHAM—GCP secured a 10-year lease of its 42,000 square-foot office building in Belmont, NC with existing tenant Vallen Distribution. In conjunction with this renewal, GCP separated the existing office and 83,213 square foot warehouse components of the Belmont property into two separate leases. GCP will begin a $2.3 million construction project on an extensive renovation of the entire office building in September. Contractor Choate Construction expects the project to be completed in May 2018. Vallen will continue to occupy the space during construction, coordinating with Choate to stay operational in the midst of construction. Architect Tom Duzan is the lead on the project for Redline Design Group.

ATLANTA—Lincoln Property Company Southeast was selected market a corporate headquarters facility in the Cumberland-Galleria submarket of Atlanta. Lincoln's Jeff Henson represents the owner, CNCC Holdings. The four-story, 67,653 square-foot building was originally built for Hewlett Packard and later served as corporate headquarters for staffing giant Randstad Corp. Lincoln's Henson said the building is available for lease or sale. The facility has recently undergone a $1.4 million renovation.

ALPHARETTA, GA—Lincoln Property Company Southeast brokered the sale of 5865 North Point Parkway, 25,000 square-foot office building in Alpharetta owned by Rolta International for $4.5 million. Lincoln's Jeff Henson and George Gwaltney represented the owner. Infotech Prism bought the asset for $175 per square-foot. Wes Allen with McWhirter realty Partners, represented the buyer. Rolta will remain a tenant in the building, leasing 8,000 square-feet. Infotech will occupy a portion of the building and plans to lease out the first floor.

BIRMINGHAM—Hilton opened of its newest hotel, the dual-branded Hilton Garden Inn Downtown Birmingham and Home2 Suites by Hilton Birmingham Downtown, bringing 210 new rooms the urban core. Located in the state's largest and most populous city, the hotel serves Alabama's tourism industry, which is growing at twice the rate of the state's general economy. Owned by Sunbelt – G2BA, LLC and managed by LBA Hospitality, the hotel sits at 250 18th Street South, offering guests access to Children's Hospital, The University of Alabama at Birmingham, Birmingham Zoo, Birmingham–Jefferson Convention Complex and Birmingham-Shuttlesworth International Airport.
