Middle Market Digest: Mid-Week in the South and Mountain Regions

Here's a look at the trends, announcements and deals you may have missed at the mid-week point in Texas, New Mexico, Colorado, Oklahoma and Arkansas.

NEWS AND NOTABLES

DALLAS—Andrea Wehler has been appointed creative director to oversee all marketing and communications initiatives in Transwestern's North Texas operations. In this role, she is responsible for overall creative strategy, business development, brand management, media relations and internal communications.

DALLAS—Savills Studley's Dallas office will relocate to the Chase Tower at 2200 Ross Ave. within the Dallas CBD. Beginning in February 2018, the firm will occupy the class-A building's entire 8,100-square-foot 48th floor.

DALLAS—The real estate firm of Hudson Peters Commercial has hired Christine Teagle as division president for HPC Property Services.

DALLAS—Dallas-based Merriman Anderson/Architects took home three of the top ten awards at the topping out awards celebration, along with the architecture/engineering/construction favorite award. The projects honored were LTV Tower, 32-story tower with luxury apartments and a hotel in downtown; the Allen Building Hampton Inn & Suites, a 92-year-old 21-story building converted into hotel space in downtown; and the Statler, a 19-story building with residences, 159 hotel rooms and retail mixed-use in downtown.

DEAL TRACKER

COLLEGE STATION, TX—Storage Depot, a 37,260-net-rentable-square-foot self-storage facility located at 11990 Old Wellborn Rd. has sold. The facility is approximately two miles south of Texas A&M University. Nicholas Ling, senior associate in Marcus & Millichap's Austin office, had the exclusive listing to market the property on behalf of the seller, a limited liability company. The buyer, a limited liability company, was secured by Dave Knobler, first vice president investments in Marcus & Millichap's Houston office. Built in 1993 and renovated in 2014, Storage Depot is 272-unit self-storage facility on a 4.56-acre lot near Texas A&M.

HOUSTON—Baker Katz has completed a lease on behalf of Pet Supplies Plus, according to principal Jason Baker. Situated just north of The Woodlands in Montgomery at the corner of Highway 105 and Lone Star Parkway, the 7,300-square-foot Pet Supplies Plus will be located across from a new Kroger opening November 18. Lunden McGill with Baker Katz represented Pet Supplies Plus. The landlord, Gulf Coast Commercial LLC, was represented by Scott Gardner with Streetwise Retail Advisors.

HOUSTON—DCT Industrial signed a 163,000-square-foot (full-building) lease for DCT PetroPort Building II.

HOUSTON—Lee & Associates–Houston represented iNetGenie in a 1,094-square-foot office lease at Sugar Land Plaza, located at 12946 Dairy Ashford. Chris Nash of Lee & Associates–Houston represented the tenant and Karen Wright of Moody Rambin represented the landlord, Gupta Sugar Land Plaza LP.

HOUSTON—Lee & Associates–Houston represented Tax Advisory Services Group in a 3,947-square-foot office lease extension at 1 Greenway Plaza. Chris Nash and Travis Taylor of Lee & Associates–Houston represented the tenant and Parkway Property represented the landlord, GWP One LLC.

HOUSTON—Lee & Associates–Houston represented Bitlut Inc. in the purchase of a 15,995-square-foot industrial building located at 12626A Dairy Ashford Rd. Cameron Hicks of Lee & Associates–Houston represented the buyer, and Trey Erwin and Barkley Peschel of Colliers International represented the seller, SuLiBa Investments LP.

HOUSTON—Lee & Associates–Houston arranged multiple industrial leases totaling 4,950-square-feet within Stafford Business Center. Cameron Hicks, Reed Vestal and Taylor Schmidt of Lee & Associates–Houston represented the landlord, Macey Family Properties Ltd. Ennova LLC represented itself in the 2,400-square-foot lease of suite 230, while Jane Nodskov of ICO Commercial represented Indepth Utility Solutions LLC in the 2,550-square-foot lease of suite 240.

HURST, TX—Wellington Realty announced the successful sale of Cedar Ridge Townhomes located at 601-655 Timberline Dr. The apartment complex was up for sale and closed last month. Wellington Realty's managing partner, David Shaffer, and investment sale associates, Caleb Jones, Tammy Shaffer and William Hubbard, who are all based in the company's Dallas office, procured the buyer and sold the asset.

KATY, TX—G Pkwy Land LP purchased 15.3 acres off Clay Road near the Grand Parkway from MCI Grand Parkway Ltd. Reed Vestal and Taylor Schmidt of Lee & Associates–Houston represented the seller and Jeff Lokey of NewQuest Properties represented the buyer.

MISSOURI CITY, TX—Waterworld USA Inc. leased a 29,325-square-foot freestanding building at 13550 South Gessner from Star Gessner Properties Ltd. Taylor Schmidt and Reed Vestal of Lee & Associates–Houston represented the tenant and Amy Silvey of Clay & Co. represented the landlord.

BUILDING BLOCKS

AUSTIN, TX—Austin Community College recently began construction on the next major phase of its $100 million adaptive reuse project, converting a defunct shopping mall into a center for innovative learning, training excellence and community engagement. The second phase of the project will be home to educational programs in high-demand career fields preparing students for the jobs driving the central Texas economy, such as those in health services, digital creative media, culinary and more. The cutting-edge architecture and design of the 400,000-square-foot renovation is being completed by Barnes Gromatzky Kosarek Architects in partnership with global architecture and design firm, Perkins+Will.

HOUSTON—DCT Industrial commenced construction on DCT PetroPort buildings one and two, which will total 252,000 square feet. Construction will be complete in second quarter 2018.
