NEWS AND NOTABLES
DENVER—Craig Bustos has been elevated to Transwestern vice president for his success in growing the firm's and his respective team's market share. Bustos, who handles leasing and investment sales for industrial assets and land, has been with Transwestern since 2014 after accumulating almost 10 years of experience in appraisal. His latest transactions include a large relocation project for RoadSafe Traffic Systems and an industrial lease for CircusTrix, and he has completed or is under contract on five industrial building sales along the South Santa Fe Corridor for a total of 61,190 square feet valued at $8 million.

AUSTIN, TX—Holliday Fenoglio Fowler LP announces $64.45 million in financing for Amber Oaks, a 543,544-square-foot nine-building, class-A office campus. The HFF team worked on behalf of the borrower, Menlo Equities, to secure the five-year floating-rate loan through Wells Fargo Bank.
COLORADO SPRINGS, CO—CBRE closed the $21 million sale of the Western Hills multifamily community. CBRE's Woodward, Potarf, Barnett and Young represented the seller, Evergreen Real Estate of Chicago. The buyer was Griffis/Blessing of Colorado Springs. CBRE's Brady O'Donnell arranged the financing.
EL CAMPO, TX—Country Aire Mobile Home Park, a 72 pad, 13.4 acre manufactured home community has sold. The asset had a listing price of $1,15 million. Jeff Taylor, associate in Marcus & Millichap's Houston office, had the exclusive listing to market the property on behalf of the seller, an individual/personal trust. The buyer, a limited liability company, was secured and represented by Jeff Taylor. Country Aire Mobile Home Park is located at 2208 Bunton Dr.
GARLAND, TX—JLL has successfully negotiated a new 164,419-square-foot industrial lease on behalf of Zobele Group. The multinational product development and manufacturing company is positioned to open its first North Texas facility at 3502 Regency Crest Dr. JLL's managing director Terry Darrow and vice president Chris Stout represented the tenant. Stream's Ryan Wolcot represented the owner, Stag Texas Holdings. JLL's project and development Services team, led by managing director Lee Hansen and senior vice president Tony Linker, has been tapped to lead development of the asset.
HOUSTON—Petros PACE Finance has closed on a $1.3 million Commercial Property Assessed Clean Energy (C-PACE) transaction that will fund significant energy efficiency upgrades to a Houston office building that are projected to save the owner more than $3.66 million during the term of the 20-year loan. Property owner 1225 North Loop Investments Inc. plans to install new chillers with associated water pumps, variable speed drives and air handlers, a building control system and LED lighting in the 200,400-square-foot building, 1225 North Loop West.
HOUSTON—NAI Partners recently arranged a 91,200-square-foot industrial lease for Favorite Brands at 9010 West Little York. John Ferruzzo and Nick Peterson of NAI Partners represented tenant, Favorite Brands, and Matteson Hamilton of Stream Realty represented the Landlord KTR Hou IV LP, during the negotiations.
HOUSTON—Lee & Associates–Houston represented Griffin Partners in a 4,029-square-foot office lease at 675 Bering Dr. Jill Nesloney and Chris Lewis of Lee & Associates–Houston represented the landlord, and Erskine Black with Transwestern represented the tenant, Personalysis Corporation.
HOUSTON—Lee & Associates–Houston represented Griffin Partners in a 1,054-square-foot office lease extension at 602 Sawyer St. Robert LaCoure, Chris Lewis and Drew Donohue of Lee & Associates–Houston represented the landlord, and the tenant, The Vero Group, represented itself.
HOUSTON—Lee & Associates–Houston represented Forbes Energy Services Ltd. in the 4,285-square-foot office lease at 5005 Woodway Dr. Ryan Young of Lee & Associates–Houston represented the tenant and Aaron Ander of Fuller Realty represented the landlord, 5005 Woodway LLC.
HOUSTON—Lee & Associates–Houston represented Griffin Partners in a 2,167-square-foot office lease at 520 Post Oak Blvd. Chris Lewis and Jill Nesloney of Lee & Associates–Houston represented the landlord, and Mariela Sepulveda represented the tenant, Macsteel International USA Corp.
HOUSTON—Lee & Associates–Houston represented Sentinel Trust in a 19,518-square-foot office lease extension at 2001 Kirby Dr. Chris Lewis and Jill Nesloney of Lee & Associates–Houston represented the landlord, and CBRE Inc. and Cushman & Wakefield represented the tenant, Sentinel Trust Company LBA.
HOUSTON—Lee & Associates–Houston represented HNHN Real Estate LLC in the lease of a 7,000-square-foot industrial space at 1220 Brittmoore Rd. Cameron Hicks and Thomas Leger of Lee & Associates–Houston represented the landlord, and Doug Morrow of Texas Overland Company LLC represented the tenant, Metro Entertainment Inc.
KATY, TX—Franz Road Self Storage, a 274 unit self-storage facility has sold. Dave Knobler, first vice president investments, in Marcus & Millichap's Houston office brokered the transaction between the seller, an individual/personal trust and a Houston-based buyer, a limited liability company.
BUILDING BLOCKS
AUSTIN, TX—Austin Community College recently began construction on the next major phase of its $100 million adaptive reuse project, converting a defunct shopping mall into a center for innovative learning, training excellence and community engagement. The second phase of the project will be home to educational programs in high-demand career fields preparing students for the jobs driving the Central Texas economy, such as those in health services, digital creative media, culinary and more. The cutting-edge architecture and design of the 400,000-square-foot renovation is being completed by Barnes Gromatzky Kosarek Architects (BGK) in partnership with global architecture and design firm, Perkins+Will. The ACC Highland Campus will support an additional 10,000 students and serve as an anchor for the larger redevelopment of the Highland area into a vibrant, walkable and sustainable mixed-use district.
