HOUSTON—Office sales are on track to end the year up 140% from 2016, according to NAI Partners.

NEWS AND NOTABLES

AUSTIN, TX—Sands Investment Group has added Tyler Ellinger, net lease advisor, to its Austin office. Ellinger joins SIG from Marcus & Millichap, where he was a highly recognized performer in its Salt Lake City office and was a top 30 net lease agent for Marcus & Millichap in 2016. Now at SIG, Ellinger will continue to achieve his client's investment objectives while further expanding the firm's reach into Salt Lake City and the Mountain West region.

DALLAS—KDC, the developer of major headquarters projects for leading companies such as Toyota and State Farm, is preparing for the next wave of corporate development. KDC has hired Michael Kaufman as chief financial officer, Ryan McManigal as senior vice president of development, and Greg Trimarchi and Pete Van Amburgh as development associates. Colin Fitzgibbons has been promoted to senior vice president of development and Tracey Hatcher has been promoted to vice president of design and construction.

HOUSTON—NAI Partners has hired Nick Terry as a senior associate in the company's office tenant representation group in Houston.

DEAL TRACKER

AURORA, CO—Oak Coast Properties announced the $96 million acquisition of Aurora Hills Apartments. Located just north of downtown Denver, the community sits in an ideal location amid the region's top employment centers. Aurora Hills Apartments is Oak Coast Properties' seventh acquisition in the Denver metro, representing the firm's continued bullish investment outlook on the booming region.

DENVER—Dennis Williams, senior vice president/managing director of NorthMarq Capital's San Francisco regional office, arranged the $44.6 million loan for Denver Highlands, a 359,919-square-foot office property located at 10375 and 10065 East Harvard Ave. The transaction was structured with a three-year interest-only term. NorthMarq arranged financing for the borrower through its relationship with a bridge lender.

HALTOM CITY, TX—James Blake and Carl Brown with SVN/Trinity Advisors recently represented the seller in closing on Eden Drive Warehouse located at 5955 Eden Dr.

HOUSTON—NAI Partners' office project leasing team recently arranged a 2,874-square-foot office lease for CypherSix LLC in Gray Falls Centre located at 2470 Gray Falls Dr.

PLANO, TX—JLL announced the successful negotiation of a new office lease for Pape-Dawson Engineers Inc. The San Antonio-based engineering firm is relocating its Dallas office to a new 11,913-square-foot office at Lincoln Legacy Two, located at 5810 Tennyson Pkwy. JLL managing director Steve Thelen negotiated the lease on behalf of the tenant. JLL managing director Jeff Eckert, executive vice president Daryl Mullin, and senior vice presidents Blake Shipley and Jay Bailey represented the owner.

DALLAS—ML Realty Partners recently completed 217,560 square feet of industrial real estate lease transactions in the Dallas-Fort Worth area. Six of the seven deals represent new lease transactions and one is a lease renewal. The following tenants have leased space throughout the area: G & C Direct Mail Marketing Inc. at 1125 N. Union Bower Rd., suite 150, Irving, TX; Toyota Motor Sales USA. Inc. at 1215 W. Crosby Rd., unit 130, Carrollton, TX; Aeronet INC. at 401 Southwestern Blvd. in Coppell, TX; SKU2U Fulfillment Inc. at 14850 FAA Blvd. in Fort Worth; JS Held LLC R at 480 Wrangler Dr. in Coppell, TX; Continental Datalabel Inc. at 9602 Dilworth Rd. in Dallas; and Favorite Brands LLC at 13755 Diplomat Dr. in Farmers Branch, TX.

HORSESHOE BAY, TX—Legend Communities Inc., recently celebrated the groundbreaking of Tuscan Village Horseshoe Bay, a community for active adults 55 and older. Located in the Texas Hill Country, near the world-renowned Horseshoe Bay Resort and premier Horseshoe Bay exclusive members-only golf course Summit Rock, Tuscan Village will feature townhomes, single-family villas and golf estates.
