THE WOODLANDS, TX—Jim Carman, vice president, master planned communities, commercial development, and Heath Melton, vice president, master planned communities, residential, both with The Howard Hughes Corporation, have raised $114,620 for the Montgomery County Light the Night Walk, benefiting the Leukemia and Lymphoma Society.

THE WOODLANDS, TX—Just in time for the holidays, the Kadleck family broke ground on their new home. Operation FINALLY HOME, Beazer Homes, The Howard Hughes Corporation, the Houston Texans and The Woodlands community were proud to join US Army Sgt. John Kadleck and his family to celebrate a groundbreaking ceremony at the site of the family's future custom-built, mortgage-free home last week. The community welcomes John, his wife, Erin, and their children to The Woodlands. The family was surprised with the news that they were receiving a new home at the Houston Texans game on December 10. The family was on the field during the first quarter to play the video board game “Texans Press Your Luck,” and on the final spin, the mystery prize was revealed to be their new home!

BOULDER, CO—The Bascom Group LLC has acquired Boulder View Apartments, a 68-unit infill class-A apartment community that sold for $18.97 million acquisition or $278,985 per unit.

DENVER—ARA, A Newmark Company announces the $100.5 million sale of The Huron, a newly delivered class-A+ 296-unit asset located in downtown, just blocks from Coors Field in the Union Station North neighborhood. Vice chairmen Terrance Hunt, Shane Ozment, Jeff Hawks and Doug Andrews and executive managing director Chris Cowan represented Columbus, OH-based developer Edwards Companies, which purchased the land several years earlier in a transaction brokered by the ARA Newmark land team. Denver-based Griffis Residential, a multifamily real estate investment company that owns and manages nearly 8,000 apartment homes, bought The Huron for $339,527 per unit.

DENVER—Downtown Denver's premier office tower has traded hands. 1401 Lawrence is a new construction 309,988-square-foot class-AA office tower located adjacent to Larimer Square and the Four Seasons hotel at the convergence of Denver's lower downtown (LoDo) and Central Business District. Mike Winn, Tim Richey, Chad Flynn and Jenny Knowlton with CBRE capital markets, institutional properties, represented the seller, First Gulf Corporation of Toronto, which also developed the property. The buyer, an affiliate of Heitman LLC, is based in Chicago.

HOUSTON—Holliday Fenoglio Fowler LP announces the sale of 2400 Augusta Pl., a 124,543-square-foot office building in Houston's West Loop/Galleria submarket. The HFF team represented the seller, Interra Capital Group, and procured the buyer. The 4.184-acre site is convenient to many of the city's major thoroughfares, including Loop 610, US Highway 59 and Interstate 10. Currently 84.8% leased, the four-story property has a well-diversified tenant base, including engineering, legal, healthcare, communications, energy and consulting. The HFF investment advisory team representing the seller included senior director Marty Hogan.

GRANBURY, TX—Institutional Property Advisors/IPA, a division of Marcus & Millichap announces the sale of a two-property 186-unit 55-plus multifamily portfolio: Gardens of DeCordova, a 110-unit asset in Granbury, and Gardens of Weatherford, a 76-unit property in Weatherford, TX. Will Balthrope, Drew Kile, senior director, Joey Tumminello, associate, and Max Helgeson, associate, represented the seller. Nick Fluellen, senior managing director investments and Bard Hoover, first vice president investments, procured the buyer.

IRVING, TX—CBRE capital markets' investment properties announces the sale of Spanish Chase Apartments, a 77-unit, garden-style multifamily community. ECCE LLC dba ECCE Capital purchased the asset from Elmstone Group SC LLC for an undisclosed price. Chris Deuillet and Chandler Sims of CBRE's Dallas office represented the seller. The 66,505-square-foot asset at 3200 West Pioneer Dr. was 91% occupied at closing.

BUILDING BLOCKS

AUSTIN, TX—The Austin office of global architecture and design firm Perkins+Will has been selected as the architect for Austin ISD's new $80 million Eastside Memorial Early College High School and International High School, following the board's recommendation. Located at the original L.C. Anderson High School campus on Thompson Street, the facility is part of the district's recently approved $1.05 billion bond program and is one of 16 schools slated for campus improvement projects or replacements throughout the district. Perkins+Will's role as lead architect on the project will include designing the first new ground up high school in almost 20 years in Austin ISD. It will be designed around the district's vision to “Reinvent the Urban School” and include multi-purpose community rooms and a gallery area in celebration of the L.C. Anderson High School legacy. The new school will be located at the site of the original African American school that was forced to shut down in 1971 by court order.
