MIAMI—Early this week in Florida saw some interesting stats on Doral, some musical chairs and Miller Construction completing a significant project. That's on top of some interesting deal flow.

BY THE NUMBERS

DORAL, FL—Doral is one of Miami's highest barrier and demand markets due to its strong employment base, dense local population and tourist appeal. The daytime population is approximately 180,000 within three miles of the property, and more than 161,776 residents earning an average annual household income of $68,235 live within a three-mile radius. FORT LAUDERDALE, FL—Berger Commercial Realty/CORFAC International welcomed Anita Panikulam, a certified public account, to the team. As financial controller, she will oversee the preparation of financial reports, handle budgeting processes and analyze data for firm. With more than 10 years of experience in providing real estate accounting services, Panikulam joins Berger from Rialto Capital Management, where she supervised the accounting team and managed finance activities in the real estate and asset management division of Lennar Homes. Panikulam previously served as assistant controller at Duke Realty Corporation and offered financial advisement to executives and asset managers for the company's development, leasing and management portfolio totaling 138 million square-feet of office and industrial space.

DEAL TRACKER

MIAMI—NAI Miami's Timothy Merriman Jr. and Edward Schmidt represented the seller, APM Investments in the sale of a 5,580-square-foot industrial building located at 10399 Southwest 186th Street in Miami. The buyer is 3400 Northwest 46th Street. This transaction was valued at $825,000.

TAMPA, FL—Ross Consulting Group, a Ross Realty Group brokerage office, brokered the sale of professional office space at 3014 West Palmira Avenue in South Tampa. Elliott M. Ross represented the seller, O and L Properties, LLC. The two adjacent suites, former law firm offices totaling 2,860 square feet, were purchased by the same buyer for $722,500.

DAYTONA BEACH, FL—Cushman & Wakefield negotiated the sale of a 390-acre residential site fronting Interstate 95 in Volusia County. Senior associate Andy Slowik and senior director Margery Johnson represented the seller in the disposition. New Smyrna Beach, FL-based investor Masroc Land, L.P. acquired the land for $3.3 million. SVN's Chris Butera represented Masroc Land in the transaction. The infill residential site, located on the east side of Interstate 95 just south of the Interstate 4/Belleville Road Interchange, features ±6,000 feet of frontage on Interstate 95 and 5,400 feet of frontage on Willamson Boulevard. The land has the potential to yield up to 1,000 single-family homes.

DORAL, FL—HFF brokered the sale of and acquisition financing for Bed Bath & Beyond Plaza, a 97,456-square-foot, fully occupied, dominant community shopping center in the city of Doral. The HFF team marketed the property on behalf of the seller, Retail Properties of America. A partnership comprising Schmier Property Group and Independencia Asset Management purchased the asset free and clear of existing financing. Additionally, working on behalf of the new owner, the HFF team placed the 10-year, fixed-rate loan with Goldman Sachs Mortgage Co.

BUILDING BLOCKS

MIAMI—Miller Construction Company completed fast-track build-outs totaling $6.1 million, for the top-selling South Florida furniture retailer. Miller's crews delivered the sleek new, 26,000-square-foot Midtown Miami showroom on the second floor of District 36, located at 3635 Northeast First Avenue, Miami. At City Furniture's two-story showroom on the

company's headquarters campus in Tamarac, Miller fully renovated 79,807 square feet in a phased project, with the store fully operational throughout construction.
