Here's a look at the trends, announcements and deals you may have missed at the mid-week point in Texas, New Mexico, Colorado, Oklahoma and Arkansas.

BY THE NUMBERS

AUSTIN, TX—Supply outpaced demand in 2017, the manufacturing sector grew robustly and the Southeast submarket claims half of all construction, according to NAI Partners' fourth quarter 2017 Austin industrial quarterly report.

AUSTIN, TX—Savills Studley released its fourth quarter 2017 Austin office market report. The quarterly report is an in-depth compilation of office leasing statistics and trends, major transactions, submarket comparisons, employment data, and investment and development activity. Although there are some signs that payroll expansion among professional/business services is slowing, Austin's tech sector is more than making up for the reduced demand. Tenants seeking high-quality space in core locations will need to start their search early and be aggressive during 2018.

NEWS AND NOTABLES

DALLAS—The North Texas Commercial Association of Realtors and Real Estate Professionals (NTCAR) will induct Tobin C. Grove, president of KDC, and Jerry Jones, founder and CEO of Blue Star Land (and owner, president and general manager of the Dallas Cowboys) into the 2018 NTCAR Commercial Real Estate Hall of Fame. Marking its 30th anniversary, the NTCAR Reunion and Hall of Fame event will be held May 10 at the Dallas Country Club at 4100 Beverly Dr. with an hors d'oeuvres reception beginning at 5:30 p.m., followed by the induction ceremony at 6:30 p.m.

DALLAS—Savills Studley announced that Blake Anderson, an expert in industrial properties, supply chain management and logistics, has joined the firm's Dallas office as co-branch manager and Southwest regional industrial services leader. Anderson, who has 20 years of real estate experience, comes to the company from Cushman & Wakefield.

HOUSTON—2656 South Loop West was the most active property in the South Main/Med Center submarket in 2017, per recent CoStar data. The NAI Partners landlord services division leasing team of Jacob Aldridge and Zach Leger completed a total of 18 leases at the property totaling 23,649 square feet.

HOUSTON—Houston's most compelling and innovative real estate projects were recognized by the Houston District Council of the Urban Land Institute (ULI) at the annual Development of Distinction Awards presented by Winstead. Close to 300 gathered for the cocktail event at The Astorian which was emceed by KPRC Channel 2's Khambrel Marshall. The awards program is the centerpiece of ULI's efforts to recognize developments and public open spaces that exemplify best practices in design, construction, economic viability, healthy places, marketing and management, and is modeled after the national Urban Land Institute Global Awards for Excellence and Urban Open Space Awards.

OKLAHOMA CITY—Michelle Anderson has been promoted to associate managing director of asset services for the Oklahoma and Arkansas markets of CBRE. Anderson will be responsible for an excess of 15 million square feet of properties under management, and 37 professional team members and 45 engineers. She replaces Lori Bryant in this position, who recently was named managing director for asset services in Houston.

DEAL TRACKER

ARLINGTON, TX—Rowan Properties has the exclusive listing of the Regency Apartments, a 70-unit value-add apartment community. Completed in 1967, the property is comprised of one and two-bedroom apartments ranging from 602 to 1,036 square feet per unit. The property is situated at the northwest corner of State Highway 360 and Park Row Drive.

AUSTIN, TX—6324 North Lamar Boulevard, a light industrial/retail property, has sold. J.R. Ellis, an investment specialist in Marcus & Millichap's Austin office, represented the sellers who were private owners. The buyer, a developer, was also secured by Ellis. The property is located at 6324 North Lamar Blvd. located within the Lamar Boulevard/Justin Lane transit-oriented district near Crestview station, one of the stops along the Capital Metro Rail line.

AUSTIN, TX—HFF announces the sale and financing of Rollingwood Center I and II, a two-building class-A office complex totaling 214,300 square feet. The HFF team represented the seller, Endeavor Real Estate Group, in the transaction. Lionstone Investments, a data-analytics driven real estate investment firm, purchased the asset and was assisted by HFF in securing the 15-year fixed-rate acquisition loan through Lincoln Financial Group. Rollingwood Center I and II is located at 2500 Bee Caves Rd.

DENVER—Highfield Building 5, a newly delivered industrial property developed by the partnership of Confluent Development and Bradbury Properties, has sold for $13.5 million. At 101,000 square feet, that shakes out to just more than $133 per square foot. Jim Bolt, Tyler Carner and Jeremy Ballenger with CBRE industrial and logistics in Denver represented the partnership in the sale. The buyer was Lincoln Property Company of Chicago. Highfield Building 5 is part of Highfield Business Park, just southeast of Centennial Airport.

HOUSTON—DCT executed a full-building pre-lease for DCT Petroport Industrial Park Building I, an 89,000-square-foot development located in the Port submarket. Shell construction is scheduled to be complete in second quarter 2018.

LEWISVILLE, TX—GlowZone Family Challenge Arena has leased 46,039 square feet of retail space in Lakepointe Crossing, a regional-draw center located at 2416 S. Stemmons Frwy. at FM 3040 (Round Grove Road/Hebron Parkway) for its first Dallas-Fort Worth location. Weitzman handled negotiations as the exclusive leasing agent for Lakepointe Crossing. Colliers International represented GlowZone.

SAN ANTONIO—Transwestern's Larry Mendez, executive managing director, represented Child Advocates San Antonio in a 3,103-square-foot new lease expansion of its administrative facilities at Centre Plaza, located at 45 NE Loop 410. After executing the transaction, Mendez donated more than $13,000 to the local charity.
