Hotel demand grew 3.7% nationally in fourth quarter 2017, up from the 2.4% rate in third quarter. Supply growth remained steady at 1.9%. Continued disruption from Hurricane Harvey led to Houston having the largest hotel demand increase (31.1%). In contrast, gains also occurred in the Hurricane Irma-affected markets of West Palm Beach (12%), Miami (9.1%) and Orlando (8.1%), according to CBRE.—Lisa Brown

AUSTIN, TX—The National Association of Homebuilders honored Austin-based Legend Communities with awards in four categories for excellence at Tuscan Village Lakeway, Legend's highly successful 55-plus community northwest of Austin. Tuscan Village took the 2018 gold in the best 55-plua landscape category and the silver in three other categories–best 55-plus for-sale community of 200-plus homes, best 55-plus attached home and best 55-plus lifestyle director.

AUSTIN, TX—Builder Homesite Inc. has named Kevin Krone to its board of directors. Krone is a marketing industry veteran who was previously the chief marketing officer of Southwest Airlines Co.

Krone spent 24 years in various positions at Southwest Airlines.

DALLAS—Adam Gottschalk has more than seven years of experience in commercial real estate, extending from the Permian Basin to the Texas Gulf. Gottschalk previously worked for a publicly traded commercial real estate company in Dallas before transitioning to STRIVE.

HOUSTON—Infrastructure Networks Inc., a provider of broadband wireless networks to the energy and other critical infrastructure industries, has announced its relocation from Katy, TX, to new corporate headquarters in Galleria Tower II in Houston, after the company doubled the number of its employees from 25 to 50 in the past year. NAI Partners' Lane Morgan, of that firm's office tenant rep group, represented infrastructure networks in the transaction, moving the company into a full floor at the building (15,879 square feet).

HOUSTON—AECOM announced that Anat Zeidman has joined the firm as the healthcare deputy director for Texas. Zeidman will help spearhead the company's business development and program management for all healthcare-related activities in the region. Prior to joining AECOM, Zeidman cumulatively managed and oversaw more than $1 billion in capital renovation and expansion projects. Most recently, she was the architecture and construction lead project manager for Memorial Hermann Hospital System's Texas Medical Center campus, which included the new 19-story Level 1 Trauma Tower and helipad expansion project.

HOUSTON—David Dumond has joined Partner Engineering and Science Inc., a national due diligence, design and engineering consulting firm as a national client manager for multi-sector markets.

Dumond is a certified environmental and safety compliance officer and registered environmental property assessor.

DEAL TRACKER

BELTON, TX—Holliday Fenoglio Fowler LP announces refinancing for Chappell Oaks, a 128-unit, garden-style apartment community. The HFF team worked exclusively on behalf of the borrower, Chappell Hill Investment Group Inc., to place the 10-year fixed-rate loan with a life company lender. The community is located at 200 Lake Rd. Chappell Oaks is 99% leased. The HFF debt placement team representing the borrower included managing director Cortney Cole.

DALLAS—Transwestern announces the following lease transactions in the Dallas-Fort Worth area. Horizon Health Corporation has renewed its lease for 22,152 square feet of office space at Waters Ridge Tech II, 1965 Lakepointe Dr., in Lewisville, TX. Transwestern principal Randy Garrett represented the tenant in the transaction. Kathy Permenter of Younger Partners represented the landlord, FN Waters Ridge LLC.

Tradeline Motorcars Inc. signed a new lease for 16,000 square feet of industrial space at 3222 Skylane Dr. in Carrollton, TX. Transwestern's Brett Owens and Timothy Veler represented the landlord, Colony Northstar.

Genessee & Wyoming Railroad Services signed a new lease for 13,063 square feet of office space at 1940 Enchanted Way in Grapevine, TX. Transwestern principal Thomas Clarke and vice president Timothy Veler represented the landlord, United Cellular Inc., in the transaction. Eric Goodwin of Champions DFW Commercial Realty represented the tenant.

Farmers Insurance extended its lease for 12,460 square feet of office space at Arbors at Brookhollow, 2201 E. Lamar Blvd., in Arlington, TX. Transwestern principal Kim Brooks represented the landlord, Yacht Harbor Capital Advisors, in the transaction. Jeffrey Miller of JLL represented the tenant.

Smile Brands of Texas LP has renewed its lease for 12,101 square feet of office space at Tollway North Office Park, 6501 Windcrest Drive, in Plano, TX. Transwestern principals Justin Miller and Kim Brooks represented KBS Capital Advisors in the transaction. Dan Paterson of Swearingen represented the tenant.

CPSG Partners LLC expanded its lease to 11,054 square feet of office space at Providence Towers, 5001 Spring Valley Rd., in Dallas. The Prudential Insurance Company extended its lease for 6,519 square feet of office space at Providence Towers, 5001 Spring Valley Rd. in Dallas. RICHARDSON, TX—Westbrook & Associates Inc. and RTFP Dental Inc. extended leases for 5,694 square feet of industrial space at Technology Business Campus, 3309 Essex Dr. Transwestern principal Joe Whitmer, vice president Emma Geldmacher and senior associate Emily Rankin represented the tenant in the transaction. David Jackson LLC represented the landlord, 3309 Essex LLC.

HOUSTON—Marcus & Millichap announced the sale of YX Center, a 22,000-square-foot retail property. The asset's sales price was undisclosed. Nate Newman, senior associate, and Logan Kelly, associate, in Marcus & Millichap's The Woodlands office, had the exclusive listing to market the property on behalf of the seller. The buyer was secured and represented by Nate Newman. YX Center is located at 16103 West Little York Rd.

HOUSTON—NAI Partners' office project leasing team, part of the company's landlord services division, recently arranged a 2,700-square-foot office lease for Texas Academy of English at 2855 Mangum Rd. NAI Partners' Zach Leger and Jacob Aldridge represented the landlord during the negotiations. Leger and Aldridge added the 72,000-square-foot 2855 Mangum Rd. to the leasing portfolio back in November.

BUILDING BLOCKS

AUSTIN, TX—Cielo Property Group has broken ground on The Foundry at Fourth and Comal in East Austin, a mixed-use office and residential project that will become the new regional office for DPR Construction. DPR, which will serve as general contractor on the project, has leased 30,000 square feet in the three-story 76,000-square foot office portion of The Foundry. Eleven of the project's 17 condo units also are under contract. Scheduled to open in March 2019, The Foundry aims to earn LEED Gold certification from the US Green Building Council and to rank among one of the first commercial buildings in Austin to earn Net-Zero Energy Certification from the International Living Future Institute. Troy Holme, Casey Ford and Katie Ekstrom of CBRE are the leasing brokers.
