AUSTIN, TX—NAI Partners' Austin office continues its rapid expansion, having recently added three new professionals to its growing ranks. Josh Welch joins the company as a senior property manager in the company's property management group, part of NAI Partners' landlord services division; Todd Mahler as an associate in the office project leasing group, also under the umbrella of landlord services; and Stephen Wentworth as an associate, becoming the company's first retail services broker in Austin.

DALLAS—Nina Latimer has been named asset manager for Gemini Rosemont. She is now responsible for the majority of the Houston portfolio and the company's Dallas portfolio.

FORT COLLINS, CO—Landlords were recently ranked the second most-profitable small business industry, according to a Sageworks analysis. However, if an investment is a side gig, landlords don't have the time to list and market the rental, draft a lease agreement and screen tenants. Sarnen Steinbarth founded TurboTenant after repeatedly hearing these woes from independent landlords and designed the company to level the playing field between independent landlords and large property management companies.

HOUSTON—Celebrating its 30th anniversary, NAIOP Houston honored the achievements of several of Houston's top commercial real estate professionals last week at the River Oaks Country Club. The Broker of the Year Awards are an annual tradition in which NAIOP recognizes not just excellence in transactional production, but also the complexity of the deal and the individual's commitment to community involvement. Specifically, John Ferruzzo, partner and industrial division leader of NAI Partners was named NAIOP Houston's 2017 Industrial Broker of the Year.

PLANO, TX—Increased client demand for commercial real estate services across North Texas has led to the establishment of a new satellite office for JLL. The firm will be operating a new office in the Far North Dallas submarket at WeWork's co-working space at Legacy West, located at 7700 Windrose.

DEAL TRACKER

CYPRESS, TX—NAI Partners recently arranged a 5,000-square-foot lease for Sherwin-Williams at 3200 N. Fry and Rustic Ln. Jason Gaines and Chris Holder represented the landlord, SGRE Cypress Retail 1 LTD during the negotiations.

FORT WORTH—Metroplex Medical Centre will open a new facility in Sundance Square to serve downtown Fort Worth beginning mid-2018 with more than 5,300 square feet at 201 Commerce St.

HOUSTON—NAI Partners recently arranged a 17,088-square-foot industrial lease renewal at 2000 West Sam Houston Parkway North. NAI Partners' Jake Wilkinson of the company's Industrial group represented tenant, KBN Inc., during the negotiations. Matteson Hamilton with Stream Realty represented the landlord, TR Lonestar Industrial Portfolio.

HOUSTON—NAI Partners recently arranged the sale of 16310 Aldine Westfield, a 15,750-square-foot industrial building. NAI Partners' Travis Land, a partner in the company's industrial group, represented the seller, WS Equity Group III LLC, in the transaction. The buyer was represented by Robert Alinger of Boyd Commercial.

MINEOLA, TX—The Shoppes at Mineola, a 14,610-square-foot retail property, has sold. Philip Levy, senior managing director investments in Marcus & Millichap's Fort Worth office, had the exclusive listing to market the property on behalf of the seller, a limited liability company. The buyer, a private investor, was secured by Levy. The Shoppes at Mineola is a newly constructed multi-tenant retail strip center located at 1112 North Pacific St.

SAN ANTONIO—Stream has been awarded exclusive leasing of 8522 Broadway, a well-established 39,333-square-foot mixed use retail and office building located in the north central submarket. The property is directly located at the northeast corner of the intersection of Broadway and Loop 410.

BUILDING BLOCKS

AUSTIN, TX—Legacy Communities announced its formation as a residential development services company and the developer of Westside Landing, the final lakeside neighborhood in the exclusive Rough Hollow community and the last new-construction luxury-living lakefront neighborhood on the south side of Lake Travis. Legacy is partnering on the project with Legend Communities, Rough Hollow's developer, and will develop and build out the project, which recently broke ground. Westside Landing will offer 41 homesites adjacent to The Peninsula, Rough Hollow's most exclusive neighborhood featuring estate-sized lots. All Westside Landing homesites will have lake access and all are considered lakeside properties.

THE WOODLANDS, TX—The Howard Hughes Corporation welcomes two additional homebuilders into The Woodlands Hills. Gehan Homes and K. Hovnanian Homes are entering The Woodlands Hills, the first master planned community developed by Howard Hughes.
