Transwestern reports the industrial real estate market had another banner year, based in large part to consumer confidence, which hit a 17-year high in December. According to the company's year-end national industrial report, the US market had its eighth consecutive year of growth in 2017, marking 31 consecutive quarters of positive absorption and 29 consecutive quarters of declining vacancy.—Lisa Brown

DALLAS—Crescent Real Estate LLC announced the return of Julie Young to Crescent as general manager of The Crescent. Young returns to Crescent after working as associate director at CBRE since 2006. At CBRE, she directly managed the 1.2 million-square-foot KBS Realty portfolio and supervised 10 CBRE managers responsible for more than 8 million square feet of class-A property in Dallas. In addition to serving on the BOMA Dallas board, Young is a past president of Commercial Real Estate Women (CREW) Dallas and is a board trustee with the Dallas Women's Foundation, as well as chairing several charitable events in Dallas.
DALLAS—Capview Partners LLC has expanded its team with the addition of Mark Manheimer as managing director and CIO, where he will lead investment and fund management. Manheimer has 20 years of experience in asset management, acquisitions, dispositions, due diligence and structured sale leasebacks in the single-tenant net lease retail segment.
HOUSTON—CBRE has appointed Lori Bryant as managing director of asset services in Houston where she is responsible for office, industrial, retail and healthcare properties totaling more than 30 million square feet under management and nearly 350 employees. Bryant has been involved in real estate management for more than 35 years and is returning to Houston after managing CBRE's asset services line of business for Oklahoma and Arkansas.

ALEDO, TX—Fort Capital has purchased 175-213 Bear Cat, a 42,539-square-foot industrial property at 175 Bear Cat Rd. Transwestern principals Jeff Givens and Todd Hawpe represented the buyer.
ARANSAS PASS, TX—Marcus & Millichap announced the sale of Hawthorn Suites Aransas Pass, a 61-room hospitality property. Andrew B Frosch, senior associate in Marcus & Millichap's Houston office, Allan Miller, first vice president investments in Marcus & Millichap's Austin office, and Chris Gomes, senior managing director investments in Marcus & Millichap's Dallas office, had the exclusive listing to market the property on behalf of the seller. Hawthorn Suites Aransas Pass is located at 501 East Goodnight Ave.
ARLINGTON, TX—OMG Thermoforming Inc. leased 11,607 square feet at 3407 Avenue D. Canon Shoults and Clay Balch of Holt Lunsford Commercial represented the landlord, ATCAP Partners. Kurt North of North Pointe Commercial Realty Services represented the tenant.
AUSTIN, TX—Bare Body Spa leased 1,226 square feet at 1910 W Koenig Ln. The landlord was represented by Hayden McCarty with ECR.
AUSTIN, TX—The state of Texas leased 19,707 rentable square feet at Lavaca Plaza, located at 504 Lavaca. The landlord was represented by Jason Steinberg and Matt Levin with ECR, and the tenant was represented by Jerry Frey, Eric Dejernett and Burke Kennedy with CBRE.
BEDFORD, TX—Quatris LLC has signed a new lease for 4,000 square feet of office space at 3301 W. Airport Fwy. Transwestern principal Leland Prowse and Associate Jason Harrell represented the tenant in the transaction. Renee Efimoff and J.P. Humphrey III of CBC Advisors represented the landlord, Leasing On A Jet Plane LLC.

THE WOODLANDS, TX—NAI Partners arranged an 8,050-square-foot lease for Lonestar Products and Equipment at 28242 Robinson Rd. Nick Terry, a recent addition to the company's office tenant rep group, represented the owner during the negotiations.
THE WOODLANDS, TX—NAI Partners arranged a short-term lease extension totaling 5,617 square feet at 1450 Lake Robbins Dr. NAI Partners' Nick Terry, a senior associate with the office tenant rep team, represented the tenant, Independence Oilfield Chemicals LLC, during the negotiations. The deal was a short-term extension to allow the tenant to complete construction on its recently leased 23,500-square-foot combined office and lab space in The Woodlands, in a transaction that was also arranged by Terry.
