Retail is finding new life within mixed-use developments, multifamily developers can’t build fast enough to keep up with housing needs, office is staying on its toes with creative ways to keep workers engaged enough to come into the office, and distribution and warehousing are keeping developers and investors busy this year.—Lisa Brown

DALLAS—entegra technologies inc. has appointed Scott J. Boxer to its board of advisors. Boxer is an internationally recognized leader in the heating, ventilation and air conditioning industry.
DALLAS—Husch Blackwell has added 14 Texas-based lawyers—including eight partners—to its offices in Austin, Dallas and Houston. The group represents a major expansion of the firm’s capabilities in the Texas legal market, particularly in the areas of insurance, banking and finance, eminent domain, government affairs and governmental disputes.
HOUSTON—NAI Partners’ landlord services division’s office project leasing line of business has added two new sales professionals to its growing ranks. Andy Parrish and Lesley Rice both join the team as associates.
HOUSTON—Trendmaker Homes named Joe Mandola as the new president.

AUSTIN, TX—Bellwether Enterprise Real Estate Capital LLC, the commercial and multifamily mortgage banking subsidiary of Enterprise Community Investment Inc., announced the closing of $18.19 million in loans for three affordable housing properties located in Austin and Kingman, AZ. The loan will provide the crucial financing needed to enhance housing options for low-income senior citizens in communities across Austin and Kingman.
BASTROP, TX—Senior Living Investment Brokerage Inc. announced that Matthew Alley sold a skilled nursing facility for $3.5 million. The facility consists of 120 licensed skilled nursing beds, which includes 86 operating beds.
DALLAS—9225-9249 King James LLC sold its 69,866-square-foot building at 9225-9249 King James Dr. to King James Properties LLC. Jason Moser with Stream Realty Partners represented the seller, 9225-9249 King James LLC.
DALLAS—IFM Restoration LLC subleased 21,153 square feet at 14901 Quorum Dr., suite 900. Tim Terrell with Stream Realty Partners represented the landlord, RP Axiometrics LLC. Dan Zeltser with SHOP Companies represented the tenant.
DALLAS—Guidestone Financial Resources leased 113,585 square feet at Pinnacle Tower, 5005 Lyndon B. Johnson Fwy. J.J. Leonard, Sara Terry and Chase Lopez with Stream Realty Partners represented the landlord, 5005 LBJ Tower LLC. Jones Lang LaSalle Americas Inc. represented the tenant.
DALLAS—HFF and Leon Capital Group announce the sale of the Shops at MacArthur Hills, a 75,387-square-foot Whole Foods-anchored neighborhood shopping center in the Dallas-Fort Worth-area master-planned community of Las Colinas. The HFF team marketed the property on behalf of the seller, Leon Capital Group. Clarion Partners LLC purchased the asset free and clear of existing debt for an undisclosed price.
DENVER—Industrial Outdoor Ventures/IOV has acquired two industrial properties in the metro area, marking the firm’s entrance into the market. In the first purchase, IOV picked up 4780 Vasquez Blvd. from Wabash National Trailer Company. The asking price was $6.95 million. The 50,542-square-foot vacant trailer shop and parts warehouse sits on a 10.51-acre improved land site located within the Denver city limits. Its 9-acre storage yard, ideally suited for storage of heavy equipment or bulk material users, is a key differentiator as is its convenient location. 4780 Vasquez Blvd. is visible from Interstate 70 and provides immediate access to the Interstate via full four-way interchange at Vasquez Blvd.
DENVER—BKM Capital Partners acquired Inverness Business Park, a class-A 215,268-square-foot, eight-building industrial asset for $20.2 million, reflecting a 57% discount to replacement cost, according to Brian Malliet, CEO of BKM Capital Partners. This is BKM’s first acquisition in the Denver, Colorado market.
DRIPPING SPRINGS, TX—Holiday Inn Express & Suites Dripping Springs, an 84-room hospitality property located at 333 East Highway 290, has sold. Allan Miller, first vice president investments and Chris Gomes, senior managing director investments of Marcus & Millichap’s Austin and Dallas offices, had the exclusive listing to market the property on behalf of the seller, a limited liability company. The buyer, a limited liability company, was also secured by Miller and Gomes.
GRAND PRAIRIE, TX—Americo Real Estate sold its 43,846-square-foot building at 1713 S. Great Southwest Pkwy. to Innovative Machine and Laser LLC. Michael Spain and Clint Manning with Bradford Commercial Realty Corporation represented the seller, Americo Real Estate. Luke Davis and Drew Feagin with Stream Realty Partners represented the buyer.
HOUSTON—HFF announces the sale and acquisition financing of Loop Central, a three-building class-A office complex totaling 574,944 square feet. The HFF team represented the seller, TIER REIT, and procured the buyer, Griffin Partners. Additionally, the HFF team worked on behalf of Griffin to secure the five-year floating-rate acquisition loan through Global Atlantic Financial Group and source their equity partner, Wheelock Street Capital.
HOUSTON—NAI Partners recently arranged a 17,500-square-foot industrial lease at 4533 Brittmoore Rd. at Brittmoore Clay Business Park. NAI Partners’ John Ferruzzo, Nick Peterson and Ryan Searle represented the landlord in the transaction. Andrew Sowell of Boyd Commercial represented the tenant.
IRVING, TX—Sourcecorp BPS Inc. leased 99,451 square feet at Parc Royal-building 5, 3750 W. Royal Ln. Blake Kendrick and Sarah Ozanne with Stream Realty Partners represented the landlord, Jackson Shaw. Dan Woldert with Swearingen Realty Group represented the tenant.
IRVING, TX—Medallion Midstream LLC has signed a lease for 28,058 square feet of office space at Tower 909 at 909 Lake Carolyn Pkwy. The firm, a full-service mid-stream provider in the oil and gas industry, has almost tripled its office space in its move to Tower 909. Transwestern principals Justin Miller and Kim Brooks and vice president Scott Walker represented the landlord, KBS Realty Advisors.
OKLAHOMA CITY—Vanguard Real Estate Advisors, a Dallas based real estate advisory firm, announces the sale of Spring Hill Apartments. The Vanguard disposition team was led by Jordan Cortez, who represented the Chicago based Seller, AMG Cherry Hill LLC, and also procured the purchaser, a North Texas based private buyer with existing multifamily holdings throughout Oklahoma.
PLANO, TX—Society of Diagnostic Medical Sonography extended 11,018 square feet at Parkway Centre III, 2745 Dallas Pkwy. Matt Wieser and Ryan Evanich with Stream Realty Partners represented the landlord, KP Parkway III LLC. Spartan Partners Inc. represented the tenant.
ROUND ROCK, TX—JLL’s Capital Markets has secured the financing for Rock 35, a 112,952-square-foot 144-unit multifamily community, located at 1500 S. Interstate 35 about 19 miles north of Austin. Freddie Mac provided the loan for Frontline Holdings. JLL Capital Markets managing director Mark Brandenburg led the team on the effort.
SAN ANTONIO—JLL’s Capital Markets secured financing for Windbury Apartments, a 264-unit multifamily community. The 10-year non-recourse loan, secured on behalf of Kansas City-based Eighteen Capital Group, includes funds to pay off the existing loan and to return equity to investors. Managing director Baxter Fain and Christina Grimme led the JLL team on the financing.

LITTLETON, CO—KTGY Architecture + Planning announced that Vita, a LEED Gold-designed 55-plus mixed-use residential rental apartment community in the metro area, is nearing completion. The sustainable 159-unit apartment community developed by Denver-based Zocalo Community Development and designed by KTGY provides quick access to walking/biking trails, art galleries, antique shops, specialty shops, clothing boutiques, and restaurants and bars in the historic downtown. The age-qualified community is also situated just one block from a RTD light rail station, providing transportation to downtown Denver and Denver International Airport.
