"The higher overall percentage of those vaccinated, the less destructive the office environment will be," said Kaitlin Kincaid of real estate recruiting firm Keller Augusta.
"No one is debating the need for [impact fees], but how do we bring them into line and keep them reasonable so that they no longer represent 25% of the cost of a home?" said KT Catlin, executive officer of the Gold Coast Builders Association.
"It's a city that's changing from an older population to a younger population. ... The developer has to be patient and propose things for the well-being of the entire community," said Office America Group Founder and CEO Ricardo Hernandez.
"There's been a lot of immigration to Florida, particularly South Florida with folks from the Northeast, and when you look at Brickell Avenue and downtown, or the urban core, we're a lot less dense, and a lot more affordable than where they came from," said Berkadia's Charles Foschini.
"Condos will more than likely be selling at close to list prices, very much like single-family homes are today," Craig Studnicky, president of RelatedISG Realty, said.
"There are so many things wrong with this picture, and there are so many steps along the way where this could get solved," one Coral Gables attorney said.
