The average overall market rent for the region stood at $6.50-a-square-foot, a 1% increase versus last quarter, and a 6.2% increase versus the same period last year.

Denholtz Properties, which has a portfolio of office, industrial and retail space in New Jersey, Pennsylvania and Florida, also announced the sale of a parcel of land adjacent to its 1000 N. Ashley Avenue office building in Downtown Tampa to Mill Creek of Boca Raton, FL.

The opening is part of a plan to make BIZCENTER USA a national co-working and virtual office franchise.

"The demand for retail investments in Jacksonville is very strong," says JLL's Brad Peterson.

Hunt Real Estate Capital provided the Fannie Mae financing for the property at 2550 Citrus Tower Blvd.

The financing will help fund continued improvements at the 313-unit, 16-story Downtown Orlando multifamily property that also features 45,510 square feet of retail space anchored by a Publix supermarket.

The more than 11-acre site is located at 2751 S. Dixie Hwy. Nearly all of the existing structures will be preserved, including the Palm Beach Post's office building and printing press.
