MIAMI-RFR Holding LLC and Greenstreet/Niosi Capital Partners acquired the class A shopping center for about $258.57 per sf. The acquisition is RFR Holding's first in the US outside New York City.
MIAMI-Brookwood Biscayne Tower Investors LLC paid $43.5 million, or $159.77 per sf, for New World Tower here. The 272,267 rentable-sf, 72%-leased building includes a 12-story parking garage. The property's tenant roster includes numerous telecommunications companies.
MIAMI-The law firm, in a relocation from the Bank of America Tower here, is taking 45,000 sf of class A space in the new building for 10 years beginning Sept. 1, 2004.
FORT LAUDERDALE, FL-The pouring of 3,298 cubic yards of concrete for Vue Residences & Beach Club took 329 trucks. The Cornerstone Premier Communities project is set to be completed in the first quarter of 2005.
BOCA RATON, FL-The Rouse Co. and a client advised by ING Clarion have agreed to purchase the large mixed-use park here from affiliates of Teachers Insurance and Annuity Association. The park contains 505,000 sf of office and retail space, as well as 272 multifamily residential units.
PALM BEACH GARDENS, FL-An entity affiliated with Intervest Properties bought the two-year-old shopping center, anchored by Albertson's, from Northmil Partners for $139.78 per sf. The property has 90,322 rentable sf.
MIAMI-The 326-unit, class A luxury rental community here sold for $109,018 per unit with a 6.24% capitalization rate. The property, 95% occupied at press time, is considered a good condominium-conversion candidate.
WEST PALM BEACH, FL-Hart Advisers Inc. sold the 423,323-rentable-sf Phillips Point for $330 per sf. The company bought the property in 1996 for almost $88.8 million. Company goals were exceeded with the sale, a Hart Advisers representative says.
MIAMI-The project will include 1,500 condominium and apartment units, a lifestyle/entertainment center, upscale restaurants and stores, 10,000 sf of office space and ample parking. It is being developed on six acres, currently parking lot space, Downtown.
WEST PALM BEACH, FL-The $55-million, 246-unit, eight-story luxury condominium project under construction here is expected to be delivered in the first quarter of 2005, a little behind the original date of December 2004.
