BOSTON-A private partnership, GFC Properties, acquires One Beacon St. for $340 million from a joint venture of Westbrook Partners and Prudential Real Estate Investors. The building, a 34-story, one-million sf office tower located within the city's Financial District, is 95% leased.

BOSTON-A group of nonprofit organizations take advantage of current market conditions and negotiate early lease renewals totaling 30,760 sf. Community Catalysts leases 23,012 sf on 30 Winter St., while Nature Conservancy renews its 7,759-sf lease at 205 Portland St.

SOUTH BOSTON-Costello Homes development opens in here on city-owned lots at 351-361 West Second Street, 190-194 F Street, and 230-234 Bolton Street. The 15-unit condominium complex was built by a joint venture of the South Boston Neighborhood Development Corp. and Keen Development Corp.

BOSTON-Trilogy, a 575-unit mixed-use project in the Fenway, secures $198 million in financing that will enable construction on the development to move forward. Fenway Ventures LLC, a joint venture of Samuels & Associates and Boylston Properties, is developing the project.

BOSTON-The net income and funds from operations both rose for Boston Properties, Inc. in its third quarter which ended on Sept. 30. The company recently acquired Fan Pier for $125 million in a joint venture with New England Development and the Related Cos.

BOSTON-The Uva Douglas Estates at Sugar Hill, a 16-unit condominium development in the neighborhood of Roxbury, opens its doors. The affordable housing project was originally scheduled for completion in the spring of 2003 but was destroyed by arson in November 2002.

BOSTON-The Boston Redevelopment Authority gives the thumbs up to Boston Freight Terminal's proposal to build International Cargo Center of New England, a 305,000-sf facility on a nine-acre parcel in the Boston Marine Industrial Park in South Boston near the Fleet Center pavilion.

SHIRLEY, MA-Innovative Marketing Resources leases 36,380 sf on Patterson Road. The project management and direct marketing company signed a 6-year lease for warehouse space in the newly constructed 60,000 sf building which is located near Routes 2 and 2A.
